Villa waterproofing in Dubai

What does a waterproofing company in Dubai fix on a villa?

A waterproofing company in Dubai gets called for one of two reasons: water has already come through, or a renovation is about to open up a roof, a bathroom floor or a terrace. The work behind both is similar. A continuous layer keeps water out of the structure, and the details around drains, pipes and edges decide whether it holds.

What is waterproofing?

Waterproofing is a continuous layer, a membrane or a coating, that stops water passing into a building's structure. On a villa it runs under the roof finish, beneath bathroom and kitchen floors, across terraces and balconies, and against basement walls. Once the finish goes back on it cannot be seen, so a failure tends to show up somewhere else first: a stain on a ceiling, paint lifting off a wall, or damp in the room below. That is why we ask contractors to find the source before they price the cure.

Where does a villa need waterproofing?

  • The roof and its parapets. The largest surface exposed to sun and rain, with its own rules on what may stand on it. Our roof waterproofing page covers it on its own.
  • Bathrooms, the kitchen and the laundry. Wet-area waterproofing is laid as part of a bathroom renovation, and the prices bathroom contractors publish include it.
  • Terraces and balconies. Water has to leave by the drains, not the edges. In Al Ghadeer, Abu Dhabi, the community handbook fines balcony works that affect drainage AED 1,000.
  • Basements and below-ground walls. Where an excavation needs dewatering, Emaar requires the water to go to the storm-water drains, never the community sewer.

Does waterproofing need a permit in Dubai?

It depends on what the water has already done to the building. Administrative Resolution No. 109 of 2022 splits maintenance into three tiers, and a leak can land in any of them.

  • Surface work. The permit-free tier names painting, floors, doors, suspended ceilings and the upkeep of services, sanitary pipe insulation included. Membrane work on a roof or terrace is not named there, so we confirm the route with the contractor before the old layers come off.
  • Cracks in the structure. Repairing cracks in the main structural elements is structural maintenance: the accredited contractor or consultant issues the permit and completion certificate through Dubai BPS.
  • Damage to the structure. Falling concrete cover, substantial rust in the reinforcing steel or subsidence make it specialised maintenance, with a Municipality-reviewed permit, laboratory tests of concrete and steel, and consultant and contractor jointly liable.

The community layer is lighter for repairs than for alterations. Nakheel's villa codes let like-for-like repair and maintenance go ahead without an NOC, on a gate pass. Dubai Holding's rules exempt maintenance and repair from their approval requirement, although a new rooftop pool, jacuzzi or pergola needs written approval first. In Emaar communities regular maintenance needs no NOC, and every contractor still needs an entry permit.

Waterproofing rules in Abu Dhabi, Ajman and Sharjah

Abu Dhabi puts repairs of this kind on a maintenance permit that only a contractor registered in the municipal classification system can file, and the old membrane and screed leave the site under a Tadweer-approved waste contract. On plots in the scope of Tasareeh, Aldar's delegated permit reviewer, that permit is published at AED 2,000.

Ajman issues its AED 1,000 maintenance permit to individual owners as well as contractors, and when an addition is signed off the villa's completion certificate file asks for the contractor's roof waterproofing warranty; our Ajman schedule lists the other fees. Sharjah handles residential repairs on the Municipality's maintenance permit with a refundable deposit, and anything structural goes through drawings filed by an accredited consultancy.

What does villa waterproofing cost in Dubai?

A wet area is priced with its bathroom: ASM Interiors publishes AED 8,000 to 40,000 per bathroom for a renovation covering demolition, waterproofing, tiling, sanitaryware and plumbing, and MBC Renovation lists villa bathrooms at AED 12,000 to 35,000 for waterproofing, fixtures and tiles. For roofs, terraces and basements, no UAE company publishes a rate we can quote as a band. We price those from contractors' answers to one written brief instead.

  1. The area in square metres, surface by surface.
  2. The membrane or coating system by product name, and whether the old layers are removed or overlaid.
  3. How each drain, parapet, pipe and door threshold is detailed.
  4. A water test before the tiles or screed go back.
  5. The warranty in years, in writing, and what would void it.

How do you choose a waterproofing company in Dubai?

Start with the licence, then the method. In Dubai Municipality's contracting classification, Building Maintenance (activity 454007) is a secondary activity that supplements a main one, while structural repair belongs with a graded Building Contracting firm (452001). Both show on the Municipality's public register and in the Dubai BPS app.

Waterproofing: what owners ask

Do I need an NOC to fix a leaking roof?
Usually not for a repair. Nakheel's villa codes allow like-for-like repair and maintenance without an NOC, on a gate pass, and Dubai Holding's rules exempt maintenance and repair from approval. Emaar needs no NOC for regular maintenance but does need an entry permit for the contractor. Adding something to the roof, such as a pergola, a pool or a jacuzzi, is a different matter and needs approval first.
Who pays a fine if my leak damages the villa next door?
In Nakheel and Dubai Properties communities, Dubai Holding's schedule sets a fine of AED 2,000 for repairs that damage adjacent properties or shared spaces. It is one more reason to trace a leak before cutting into a wall shared with a neighbour.
How long should a waterproofing warranty be?
Ask for the number of years in writing, what it covers and what would void it, and compare it across quotes. Ajman treats the document as part of the building record: when a residential villa's completion certificate is issued, the file includes the contractor's roof waterproofing warranty.
Is waterproofing included in a bathroom renovation?
In the published prices, yes. ASM Interiors' AED 8,000 to 40,000 per bathroom covers demolition, waterproofing, tiling, sanitaryware, vanity, shower glass, plumbing, electrical work and the ceiling, and MBC Renovation's AED 12,000 to 35,000 villa bathroom row names waterproofing first.
Can waterproofing be done in summer?
Yes. Between 15 June and 15 September, work in direct sun and open places stops from 12:30 to 3 PM under the federal midday break, which affects roofs and terraces. Wet areas indoors are not affected.
What should I send to get a waterproofing quote?
Photos of the stain and of the surface above it, the villa's community and age, and how long the water has been showing. That is enough for a contractor to say whether the job is a repair or a replacement, and which permit tier it falls into.
