The design
Gypsum ceiling designs: which shape fits which room?
A gypsum ceiling is the kind of false ceiling that can be shaped. Boards are fixed to a light steel frame, the joints are taped and filled, and the surface is painted, so it can step, curve and hide a strip of light where tiles on a grid cannot. The design drives the cost. Every change of level and every metre of cove is labour that a flat ceiling does not need.
How much does a gypsum ceiling cost in Dubai?
The published range for ceiling work in Dubai is Bayut's AED 5,000 to 30,000 for a false ceiling, and gypsum work is priced inside it. A flat ceiling in one room sits towards the bottom of that range; a villa-wide design with coves, coffers and bulkheads climbs towards the top. We ask contractors for the flat area and the linear metres of cove and edge as separate lines, because those two figures explain most of the difference between quotes. Gypsum ceiling designs, shape by shape
- Cove lighting. A recessed edge around the room holds an LED strip that washes the ceiling with light. Its driver has to stay reachable after painting, and the strip can be dimmed from lighting controls.
- Coffered or tray ceilings. A grid of recesses, or one raised panel in the centre of the room. Each step is another level to frame, board and fill.
- Bulkheads. A dropped band along one side that hides ducts or pipes while the rest of the ceiling stays high, the usual answer in rooms with ducted AC.
- Floating edges and shadow gaps. The ceiling stops just short of the wall, leaving a dark line that makes it look suspended.
- Curves and feature shapes. A circle over a dining table or a wave across a majlis. Curved board takes longer than straight runs and is priced that way.
In a majlis or a double-height living room the design is the reason for the ceiling. In bedrooms and corridors it is there to carry the lights and hide the AC, and a simple drop with one clean edge does that well.
Where does a gypsum ceiling need extra care?
- Bathrooms and kitchens. Ask for moisture-resistant board, and an access panel under anything that may need attention, from an exhaust fan to a water heater.
- Under AC units. A fan coil unit above the ceiling needs a panel large enough to service it, and its drain line checked before the board closes.
- Around fire devices. Detectors and any firefighting devices stay exposed and in place; our false ceiling rules set out the published conditions.
When is a crack in a ceiling structural?
A hairline crack along a board joint is a finishing fault. The tape or filler has moved, and it is cut out, refilled and repainted. A crack in the concrete slab above is a different matter: Administrative Resolution No. 109 of 2022 lists cracks in ceilings, beams or columns among the specialised maintenance works, which need a permit reviewed by Dubai Municipality, laboratory tests of the concrete and steel, and a consulting engineer and contractor who are jointly liable for the repair.
So before a stained or cracked gypsum ceiling is simply replaced, have someone look at what sits above it. If water is the cause, the roof membrane or the bathroom upstairs is fixed first, then the board.
Gypsum ceiling approvals in brief
Replacing a suspended ceiling needs no Dubai Municipality permit: it is basic maintenance, carried out by a pre-qualified contractor. Some communities set their own tier. Town Square lists false ceilings as a major alteration, with an AED 2,000 fee, an AED 5,000 deposit and 5 working days, and Tilal Al Ghaf will not let the void above be used for storage without written approval.
What should a gypsum ceiling drawing show?
- A reflected ceiling plan for each room, with the height of every level.
- Sections through each cove: its depth, where the LED sits, and how the driver is reached.
- Every light, grille, speaker and access panel located on the plan.
- The board type room by room, standard or moisture-resistant.
- The flat area in square metres and the coves and edges in linear metres.

Gypsum ceilings: what owners ask
- Is a gypsum ceiling the same thing as a false ceiling?
- It is one kind of false ceiling. Any ceiling hung below the structural slab is a false ceiling; gypsum board is the material that allows coves, steps and curves, which is why it is used in living spaces and grids or panels in utility areas.
- Why does a gypsum ceiling crack along the joints?
- A joint crack means the tape or filler has moved, which a contractor cuts out and refills. It is not structural. A crack running through the concrete slab above is structural, and Dubai Municipality treats its repair as specialised maintenance with a reviewed permit.
- Can gypsum board go in a bathroom?
- Yes, as moisture-resistant board, with an access panel under the exhaust fan or anything else that needs servicing. Ask for the board type to be written on the drawing room by room.
- Which costs more, a gypsum ceiling or a stretch ceiling?
- The published figures come in different units. Euroceil publishes its stretch ceilings at AED 250 to 350 per square metre, while Bayut's AED 5,000 to 30,000 is a job range for false ceilings. Ask both contractors to price the same room per square metre and compare those.
- Can cove lighting be added to an existing ceiling?
- Yes, by building a new cove or dropped edge below the existing ceiling, which lowers that strip of the room slightly. The LED driver needs a point of access, and the new cove is drawn and priced by the linear metre.
