An Arabian Ranches villa renovation starts on Emaar's community portal. Emaar Community Management runs the 15 named sub-communities of the original Arabian Ranches, and its FAQ for the community is blunt about the first step: Emaar must sign off every alteration to a villa, and the owner applies through Home Modifications in the portal's sidebar.

What does an Arabian Ranches villa NOC cost?

Emaar's published schedule is short. A minor-works NOC costs AED 1,000 and a major-works NOC AED 2,000, each in total, and AED 500 of either is paid up front as a non-refundable review fee that is deducted from the total. The AED 100 tier covers repainting the outside, paving and soft landscaping, and clears in 2 business days; minor and major works take 3 from a complete application.

Two costs carry no published number. Adding floor area brings a further fee that Emaar confirms and does not price, and the schedule itself is a 2022 factsheet, still the only one Emaar publishes openly. Emaar can fine a contractor AED 5,000 for misusing an NOC and bar it from its communities, so the firms we brief are registered on ecmpermits.ae before they quote.

Arabian Ranches villa renovation hours, three ways

Three Emaar sources give Arabian Ranches contractors a working day, and they do not match. The 2026 villa rules split noisy work into a morning block, 10 AM to 1 PM, and an afternoon block, 3 to 5 PM. Emaar's contractor portal, ecmpermits.ae, sets a longer day, 8 AM to 5 PM with Sundays and public holidays off, and asks only that noise stop between 1 and 3 PM. The same portal's terms still name Friday as the day off, wording that predates the UAE's 2022 weekend change.

We plan to the 2026 rules, the newest and narrowest, and hand the contractor all three. Bulk deliveries and removals are confined to Monday to Saturday, 10 AM to 1 PM, and from 15 June to 15 September the federal midday break stops outdoor work between 12:30 and 3 PM.

Three Arabian Ranches communities, three sets of rules

Emaar runs three separate communities under the name, each listed on its own by Emaar Community Management. Arabian Ranches, with 15 named sub-communities, is the one on this page. Arabian Ranches II has nine and Arabian Ranches III sixteen, and the two later phases share security contact numbers. Their rules part in places that touch a villa job: Arabian Ranches III makes owners liable for wall cracks caused by Damas trees, a clause Arabian Ranches II leaves out.

The 2026 rulebooks of the three read almost word for word alike, because Emaar writes one villa template and inserts the community's name. The differences sit in the FAQs and in the housing, so we check the documents for your phase before a design is drawn.

What does an Arabian Ranches villa renovation cost?

Arabian Ranches is one of the few communities priced by name. Revive Hub Renovations names it in one band with Dubai Hills: AED 150,000 to 280,000 for a whole villa. Dar Al Naseeb Engineering Consultants rates Arabian Ranches at AED 267 to 435 per sq ft, while Smart Renovators' rate for established communities, Arabian Ranches included, runs from AED 250 to 500 per sq ft.
