A Saadiyat Island villa renovation follows the handbook of the community the villa stands in, and on Saadiyat those handbooks differ. Aldar Estates' roster of managed communities includes Saadiyat Beach Villas, Saadiyat Beach Residences, Mamsha, Saadiyat Reserve and Saadiyat Golf Views, while Bloom Facilities Management lists renovation among its services at Soho Square and Park View.

Saadiyat Island villa renovation: the Owners Union comes first

In the Aldar-managed communities the renovation clause is the one Aldar uses everywhere, section 1.3.2(m) in the Saadiyat handbooks. The Owners Union Director must approve any alteration, addition or renovation in writing before it starts, and fittings may not depart from the approved plans and specifications. Government fines for unauthorised additions fall on the owner.

The handbooks set the penalties under Article 72 of Law No. (3) of 2015. Work that starts without the Review Committee's approval is stopped and fined AED 10,000, with AED 400 to 4,000 more for each 30 days until an application arrives; a deviation from the approved plans costs AED 800, and the same again each month until put right. What Aldar leaves out is the price of approval: no fee, no turnaround and no deposit amount appear, only a line that a refundable deposit may be asked for.

What does Bloom FM handle on Saadiyat?

At Soho Square and Park View, Bloom Facilities Management states that move-in, move-out and renovation services are part of its remit. Bloom's resident app covers move requests, access permits, service requests and payments, and lists no renovation or NOC request, so ask bfm which route it uses before a contractor is booked.

The DMT permit behind a Saadiyat job

The government side belongs to DMT, whoever manages the community. Cosmetic work that leaves interior spaces, openings and structure alone goes on a maintenance permit filed by the contractor; anything that moves walls, cuts openings or touches structure is building-permit work, and DMT takes that application only from a design consultant. Since 29 August 2025, contractors can take approvals directly for minor works on villas, a list that covers small extensions of up to 25 m², pools, canopies and shaded structures, and fences.

Saadiyat is also one of the nine areas where the UAE government portal says foreigners may own property, so the owner planning a Saadiyat renovation may be of any nationality.

What does a Saadiyat Island villa renovation cost?

Quotes are confirmed per emirate: none of the companies on our cost page publishes an Abu Dhabi villa band, so a Saadiyat job is priced from contractors' returns on one brief, with Dubai's published figures for reference, such as the AED 150,000 at which First Unicorn Interiors starts a full renovation of a basic three-bedroom villa. Abu Dhabi does publish the approval side. On the plots within the scope of Tasareeh, Aldar's permit reviewer, a single-villa modification carries about AED 5,900 in permit fees, and a permit to extend the authorised working hours costs AED 1,200.

That hours permit is a government permit, while the 6:00 PM cutoff is a community rule, so we ask the Owners Union before planning any evening work.
