Villa painting prices
Bayut prices standard painting at AED 5 to 20 per sq ft and Vision Three a whole villa at about AED 7,000 to 25,000. Repainting the outside can add a community fee on top. We read every painting quote against those numbers before you choose.
The numbers
Villa painting cost in Dubai turns on three things: the surface being painted, the state of the walls and whether the facade is part of the job. Two published figures cover most interior work, one per square foot and one per villa. A third number applies outdoors only. It comes from the community rather than the painter, as the fee for approving an exterior repaint.
How much does it cost to paint a villa in Dubai?
Vision Three's 2026 painting guide puts a villa at about AED 7,000 to 25,000 and above, and Bayut's cost guide lists standard painting at AED 5 to 20 per sq ft. Outside, add the community's approval fee where there is one: AED 100 for an Emaar external painting NOC, AED 160 in Town Square's home-improvement tier. Bayut's AED 5 to 20 per sq ft is the published per-square-foot figure for painting, and it leaves one question open: which square foot. Some painters multiply the floor area of the rooms, others the wall and ceiling surface they coat. The two are far apart. A bedroom of 4 by 5 metres under a 3 metre ceiling has 20 m² of floor and about 74 m² of wall and ceiling, before the door and window come off.

Send us the villa and the rooms

At Bayut's rate, 1,000 sq ft of painted surface comes to AED 5,000 to 20,000. Check the unit before you use that sum. If a painter means 1,000 sq ft of floor, the walls and ceilings in those rooms add up to several times that surface, as the bedroom above shows, so a rate on floor area has to be higher to cover them. If the painter means 1,000 sq ft of wall, the job is smaller than the house. For a full interior repaint, Vision Three's AED 7,000 to 25,000 is the fairer yardstick, because it prices the villa rather than the unit.
The facade is where approval comes in, and every developer handles it differently. On its own land Dubai Municipality asks for no permit, only a pre-qualified contractor and a colour from the Municipality's palette. Developers add their own layer on top.

Two of those rows carry more than a fee. Ajman's maintenance permit, service 3393, also holds a refundable deposit whose amount is not published. And paying Town Square's fee does not buy a new colour, because the manual allows no change to the colour scheme. Season changes the programme, not the fee. Painters are kept out of direct sun from 12:30 to 3 PM every day between 15 June and 15 September by the federal midday break, so a facade painted in July runs over more days, and a summer quote should show that in its programme.

Both market figures above are job prices, paint and labour together, and neither prices the paint on its own. So we ask for the materials as separate lines instead: the product line for each surface, the number of coats and the litres the painter expects to use. With those on paper, two quotes compare on paint as well as price, and it shows at once when one painter has priced two coats of an economy line against another's three coats of a premium one.
