Villa renovation, JVT
Jumeirah Village Triangle's design code gives every villa the same 20 m² of shade, whatever its size, and freezes the rear fence. Its opening page even describes Al Furjan. We work from the rules that follow it and brief contractors to them.
The JVT code
A JVT villa renovation follows the 15-page villa design code Nakheel published for Jumeirah Village Triangle in February 2023. JVT covers 242 hectares and more than 13,000 units, its villas built in Arabian and Mediterranean styles, and Dubai Holding Community Management runs it today.
How much shade can a JVT villa add?
20 m² of shade structures, with no split by plot or bedroom count. Al Furjan grades the same allowance from 15 to 30 m² by house type and Jumeirah Park allows 30 m², so a design lifted from either can fail in JVT on area alone. Around a pool, the code encourages a fence no taller than 1.10 to 1.30 m.
A copying slip. The introduction to Nakheel's JVT guidelines repeats Al Furjan's introduction word for word, while the rules after it are JVT's own: the flat 20 m² cap where Al Furjan bands its allowance by bedroom count, and a rear fence that may not change at all. For a renovation brief that means reading the clauses and passing over the opening page.

The code carries the list Nakheel applies across its villa communities. For a JVT villa these are the lines a renovation brief runs into most often:
The first two lines decide most facade and glazing work on a JVT villa before any product is chosen.
In the order Nakheel's code sets: the Nakheel NOC, requested through Nakheel's online services with a password or UAE Pass; a Trakhees Modification Permit, issued on the consultant's drawings; site access for the contractor; then the gate pass. After the works, a Villa Status Report and the Trakhees Modification Completion Certificate close the file, and the certificate has to be in hand before the altered space is used.
Nakheel's 2024 rules handbook adds site discipline a JVT contractor should price in: 48 hours' notice before cement mixers or trailers arrive, construction vehicles parked only in designated areas and never washed in the community, and staff brought to the villa by vehicle, in minibuses of up to 30 seats, instead of walking across it. Access permits cost AED 52.50 a person on NOC-grade jobs, as nakheel.com listed them when read in September 2026.
Dubai Holding's 2026 rulebook sets the clock once approval is given. Approved works have six months to be completed, less if the authority's approval lapses sooner; after the owner reports completion, Dubai Holding inspects within about 21 days, and anything found out of line with the NOC is put right within 30 days. Work started without approval is fined AED 2,000.

None of the companies on our cost page publishes a JVT band. Two published figures come closest: Revive Hub Renovations' band for JVC and Mirdif, AED 75,000 to 160,000 for a whole villa, and Dar Al Naseeb Engineering Consultants' rate for Nakheel's Jumeirah Park and Al Furjan, AED 227 to 370 per sq ft. Yalla Renovation, First Unicorn Interiors and Design Divine each put the entry point for a complete three-bedroom villa renovation at AED 150,000.
