The figures here are the ones UAE companies publish, the same set our price tables use, arranged to answer the question owners ask first.

A full renovation starts at about AED 150,000 for a basic three-bedroom villa, the floor four sources publish: First Unicorn Interiors, Yalla Renovation, Design Divine's basic tier and Google's AI Overview. A light refresh with nothing moved starts near AED 65,000, per Revive Hub. Published rates run from AED 100 to 1,200 per sq ft across finish levels, and mid-range work clusters at AED 350 to 600. A townhouse refresh is published at AED 90,000 to 180,000 by Vision Three.

Two three-bedroom rows start AED 150,000 apart, because one is a basic finish and the other mid-range. Bedrooms alone do not set the price, and a quote that names only the bedroom count has left out the finish.

Google's AI Overview for the query shows three tiers, each with the total it implies, and they sit close to what the companies publish on their own rate cards.

The companies' own figures agree in the middle: Vision Three and Projeco both publish AED 350 to 600 per sq ft for mid-range work, and Design Divine AED 400 to 700. At the bottom, Driven Properties puts surface work near AED 80 per sq ft, below the AED 100 at which First Unicorn Interiors' budget tier starts. The rate only becomes a price once you know which area it multiplies, the whole villa or the rooms being worked on.

The two publishers agree on the order and disagree on the level, widely at the top: at Dar Al Naseeb's Palm rate a large villa runs into millions, while Revive Hub's Palm band stops near AED 700,000. We use both to place a community, then price the villa itself from quotes on one brief.
Six communities have pages of their own, with the rules that move a price there: Palm Jumeirah, Al Furjan, Dubai Hills Estate, Nad Al Sheba, Town Square and Tilal Al Ghaf.
For a townhouse, Vision Three's cosmetic refresh runs AED 90,000 to 180,000, and Google's AI Overview for interior design costs puts townhouses at AED 250 to 450 per sq ft. The rules narrow the scope as much as the price does. Emaar allows no extension or balcony enclosure on a townhouse. In Town Square, removing an interior wall, swapping a bath for a shower and replacing wet-area tiles are allowed in townhouses and refused in apartments. In Tilal Al Ghaf, connected townhouses count as jointly owned property, which puts an Owners Association into the approval chain beside the master developer.
Nakheel communities are the gap in that list. Nakheel's withdrawn 2023 codes charged AED 1,000 plus VAT per application and held an AED 10,000 contractor deposit; Dubai Holding's 2026 rulebook, which now governs those communities, repeats neither figure, so we confirm both when we apply.
