Villa renovation timing
Longer than the building work alone. Approvals, permitted hours and the season all set the pace, and each of them is published. Here is how they add up, and what living in the villa through the works involves.
The timeline
How long a villa renovation takes depends less on the size of the villa than on what the job touches. Paint and new floors can start as soon as a contractor has access. A moved wall needs drawings and a permit first. An extension needs the developer's consent before the drawings. Each of those gates publishes its own clock, and the building work then runs inside the hours your community allows.
How long does a villa renovation take in Dubai?
It is the approval time plus the build time, and the approval side is published: 2 to 3 business days for an Emaar NOC, 3 working days for a Dubai Municipality modification or villa extension permit, 10 working days for an Abu Dhabi building permit, and in Nakheel communities a reasonable period under Dubai Holding's 2026 rules. The build is set by the scope and by the hours allowed on site, as few as five hours of noisy work a day in Emaar villa communities. In Dubai Holding communities an approved job must finish within six months.

The clocks start from a complete application, so a missing drawing resets them. Nakheel's 2023 design codes, withdrawn when Dubai Holding Community Management took over, promised an NOC within three working days of payment; DHCM's 2026 rulebook replaces that with a reasonable period and no figure. The clocks also run one after another rather than side by side. On a Nakheel extension the order is Nakheel's consent, the Trakhees Modification Permit, then the contractor's site-access NOC and gate pass. In Emaar communities the NOC comes first and any authority approval after it.

Fewer than a nine-to-five suggests, and the number changes with the developer. The rulebooks fix the hours for noisy work, which on a renovation is most of the work until the finishes go in.

Counted up, an Emaar villa gets five noisy hours a day over six days, 30 a week, and a Dubai Holding major-works site gets six a day over five weekdays, also 30. Town Square's window is eight hours on business days. Emaar's contractor portal still states 8 AM to 5 PM with noise avoided from 1 to 3 PM; its 2026 villa rules are newer and narrower, and we plan to those. Neither Emaar nor Dubai Holding allows noisy work on Sundays or public holidays. The apartment site's hours by rulebook keeps every clause with its document and date.
Every day between 15 June and 15 September, the federal midday break halts work in direct sun for two and a half hours, 12:30 to 3 PM. It falls on the roof, the facade, the garden and an extension shell, not on work indoors, so a programme that puts demolition and the shell in the cooler months and interiors in summer loses less to it. In Abu Dhabi the Aldar community handbooks add an evening cutoff: noisy work ends at 8 PM in most of the handbooks and at 6 PM at Saadiyat Beach.
For cosmetic work, usually, room by room. For anything that needs a completion certificate, plan around the paperwork as well as the dust. Where Trakhees is the authority, as in Nakheel's villa communities, an altered room stays empty until the Modification Completion Certificate arrives; Trakhees aims to issue it in 3 working days.
