The Lakes villa renovation, detached homes only

A Lakes villa renovation deals only with detached houses. The Lakes, one of the Emirates Living communities that Emaar Community Management runs, has about 1,000 homes in five named sub-communities, Deema, Forat, Maeen, Zulal and Ghadeer, each villa with three to five bedrooms.

Which Lakes sub-community is your villa in?

One of five: Deema, Forat, Maeen, Zulal or Ghadeer. The names matter when documents are filed, and one of them can mislead. Ghadeer here is a Lakes sub-community in Dubai, not Al Ghadeer, the Aldar community on the Abu Dhabi border, where Abu Dhabi's permits and fines apply instead.

The Lakes sits inside Emirates Living with The Springs, The Meadows, Emirates Hills and Hattan. Its homes are all detached, so Emaar's ban on townhouse extensions and balcony enclosures never reaches a Lakes brief. The limits that do apply are the villa ones: no change to external elevations or structural walls, and any extension route runs through a major-works NOC.

The Lakes villa renovation: what Emaar's rules add

• Shade and awnings: section 17.2 of the 2026 rules makes awnings, pergolas, shade cloth and air-conditioning units subject to written approval, in materials matching the exterior.
• Solar panels: prohibited where common areas or neighbouring plots can see them.
• Boundary walls: no lights on top of them or on their community-facing side, under the Emirates Living rules (clause 6.2.2).
• Festive lighting: up no earlier than 10 days before the occasion and down no later than 10 days after it (section 17.5).
• Contractor signage: a single sign per home, 90 by 65 cm at most (section 17.3).

Behind all of it sits the Master Owners Association, which the 2020 Emirates Living rules put in control of alterations in the master community, with Emaar Community Management administering the approvals.

Noise hours in The Lakes, document by document

Three documents give three answers. The newest, Emaar's 2026 villa rules, permits noisy work only from 10 AM to 1 PM and again from 3 to 5 PM, Monday to Saturday. The oldest, the Emirates Living rules of 2020, let garden machinery and power tools run from 8 AM to 8 PM. Between them sits the permits portal: a contractor day of 8 AM to 5 PM, Sundays and public holidays excluded, with a quiet stretch from 1 to 3 PM.

What does a Lakes villa renovation cost?

Revive Hub Renovations covers The Lakes in a band it shares with its two neighbours: AED 110,000 to 220,000 for a whole home. For detached family villas it also publishes size bands with no community attached: AED 95,000 to 200,000 for a standard three to four-bedroom villa, averaging 150,000, and AED 140,000 to 300,000 and above for a premium four to five-bedroom one, averaging 220,000.
