Here is what a villa renovation can cost Dubai homeowners, in figures UAE companies have published on their own websites. Every band names the firm behind it and was collected on 18 September 2026. We check each quote we pass on against these numbers: the rate first, then the total.
How much does a villa renovation cost per square foot in Dubai?
UAE companies publish villa renovation rates of AED 100 to 1,200 per sq ft in Dubai as of September 2026, from a budget finish to the top tier. Their mid-range bands overlap at roughly AED 350 to 600 per sq ft, and that is the band to test a quote for a full villa renovation against. As a total, the published floor for a basic three-bedroom villa is AED 150,000. Totals for one stated scope can sit three times apart between firms, which is why the rate leads here.
A total only helps next to the size and finish it was priced for, so this table keeps the three together. Where a firm publishes a minimum, an average and a maximum, the average is in brackets.

The two sets agree more than they first appear to. Revive Hub's average for a standard three to four-bedroom villa, AED 150,000, is exactly Design Divine's basic three-bedroom floor. They part at the finish: Vision Three's mid-range three-bedroom starts at AED 300,000. That is why we ask every contractor to name the finish before the total, and why our villa renovation guide sorts projects by scope rather than by budget. Four companies we read in full publish villa rates by finish level, and no two name their tiers the same way. A fifth, Smart Cities Building Contracting, seen only in search results, publishes AED 250 to 1,200 and above per sq ft, inside the same range. Compare the rates, not the tier names. One firm's premium is another firm's mid-range.

First Unicorn's premium tier, AED 350 to 500 per sq ft, overlaps the bottom of Design Divine's mid-range, so a quote labelled premium says little until the rate is written beside it. The middle of the market is narrow by comparison. Design Divine, Vision Three and Projeco all place mid-range villa work between AED 350 and 700 per sq ft, and Vision Three and Projeco publish the identical band of AED 350 to 600.
Dar Al Naseeb Engineering Consultants publishes a villa rate per square foot for seven types of Dubai community, broken into cost layers that add up to the totals it states. Its own conclusion: "community, not renovation scope, is the single biggest driver of price."

Revive Hub also ranks Palm Jumeirah and Emirates Hills highest, and the two firms sit far apart on the level. Dar Al Naseeb's worked example for a 5,000 sq ft Emirates Hills villa comes to AED 2,475,000 to 4,100,000; Revive Hub's whole-villa band for Palm Jumeirah and Emirates Hills is AED 300,000 to 700,000 and above. Smart Renovators puts established communities such as The Springs, The Meadows, Arabian Ranches and JVC at AED 250 to 500 per sq ft. We use figures that far apart to rank a community and to question a quote, never as a target.
Every band above was published for Dubai. In Abu Dhabi, Sharjah and Ajman we confirm prices per emirate, from the quotes contractors return on the same brief. What differs in writing is the approval layer around the works.
